Why AI rooms are not floor plans
Photo-based AI predicts what a room should look like, not what physically fits. It can shrink a doorway, add a window, or place a king-size bed where a double would struggle. Always check that the AI kept your real walls, windows and radiators, and measure before you buy furniture. Tools with a "structure-lock" or "preserve layout" setting (HomeDesignsAI, REimagineHome) reduce this problem but do not add dimensions.
Virtual staging and the law
Agents use AI to add furniture to empty rooms in listing photos. That is legal, but it must be disclosed. California's AB 723, signed on 10 October 2025, requires brokers who post a digitally altered listing image to say it was altered, next to the image, and to link to the original unaltered photo. Changes to furniture, paint, landscaping or neighbouring buildings count; lighting and colour correction do not. Many other markets have similar advertising rules, so label staged photos everywhere.

Expert tips- Shoot the room from a corner at chest height with all lights on and curtains open. Wide, bright photos give the AI more structure to keep.
- In Gemini or ChatGPT, list what must not change: "keep the window, door, radiator and ceiling height exactly as they are." It cuts invented windows and moved doors.
