magicplan is the tool trades people reach for when they need to measure a real building quickly. You walk the rooms with your phone and the plan builds in real time. For better accuracy you can use laser-assisted measuring, and on iPhone and iPad Pro models it can use the LiDAR depth sensor. Photos, 360 images and notes attach to each room, so the plan doubles as a site record.
It is built for remodelers, restoration firms and insurance claims. Exports include ESX files for Xactimate, FML and PDF reports, and higher plans add estimates and price lists.
That focus shows in the pricing. Homeowners can use the App Store's Sketch plan at $12.99 a month or $129.99 a year, which is enough to measure a home before a renovation. Professional plans on magicplan's site are sold per project, starting at $400 a month for 10 projects on a month-to-month plan.
It does not generate new layouts or glossy 3D renders.

CubiCasa is built for property listings. You scan the home by walking through it with your phone for about five minutes, with no sketching or tapping corners, and CubiCasa sends back the floor plan. The free LITE plan gives a black-and-white plan with room dimensions for homes up to 5,000 square feet, which is remarkable value for an agent.
Paid options add polish. PLUS ($15) includes fixtures, total area, custom branding and SVG files within 24 hours, and PLUS 3D ($65) adds a furnished 3D plan. The GLA report add-on ($15) calculates gross living area in line with the ANSI Z765 square-footage standard, according to CubiCasa, and CAD files cost $35 extra.
The trade-off is control. You do not draw or edit much yourself; you scan and wait, and output is aimed at marketing rather than design or construction. The app has far fewer App Store ratings than magicplan or Polycam.

It also handles photogrammetry, Gaussian splats and drone captures of roofs and exteriors.
Its strength is getting data into professional software. Polycam says scans export to formats ready for AutoCAD, SketchUp and Revit, including DXF, OBJ, FBX and ESX, which makes it useful for as-built drawings before a renovation.
The catch is the price for floor plans. The Basic plan ($150 a year) gives unlimited scans but no floor plans; you need Business at $400 per user per year. The App Store lists different subscription names and prices (such as Pro at $199.99 a year), so check what your plan includes before paying.
Pick it if you need scans that feed straight into CAD or BIM. Skip it if you just want a simple plan of your flat; RoomSketcher or magicplan cost less.

The AI and automation are modest. Floorplanner says it can convert 2D drawings into editable 3D plans and import Matterport tours, and its free Floorscanner iPhone app uses the LiDAR sensor to scan a room or a whole floor in minutes. Most of the work is still manual drawing.
Pricing is pay-per-project, which suits people who need one good plan rather than a subscription. Free projects export small, watermarked images (960 x 540 pixels). Credits unlock HD, 4K or 8K renders and more floors: 5 credits cost $8.15.

HomeDesignsAI is mainly an AI redesign app for rooms, exteriors and gardens, but every plan includes a 2D to 3D floor plan tool. Drop in a flat floor plan and it produces a furnished 3D view, which the company pitches to developers who want to market homes before they are built.
That is the right way to think about it: a visual for marketing, not a plan to build from. It does not measure rooms, calculate areas or export CAD files, and AI-generated 3D views can simplify or change details of the original drawing. Always show buyers the real plan alongside it.

How accurate are phone scans and AI conversions?
Accuracy depends on how the plan is made.
- LiDAR scanning (magicplan, Polycam, Floorscanner) uses the depth sensor on iPhone and iPad Pro models to measure distances directly. It is the most reliable phone method, and magicplan also supports laser-assisted measurements.
- Camera-only scanning works on more phones but relies on the software estimating depth, so it can struggle more with dark rooms, mirrors and glass.
- AI conversion of an existing plan is only as good as the source. A clean, computer-drawn PDF converts well; a hand sketch or a photo taken at an angle needs checking. Maket, for example, says its AI-assisted uploads are a starting point and not guaranteed accurate.
- Generated layouts are concepts. They follow your brief, not your site's slope, structure or local rules.
Whatever you use, check a few key dimensions with a tape or laser measure, especially before ordering kitchens, flooring or built-in furniture.
Floor plans for permits: why AI does not replace an architect
A building permit usually needs drawings that show structure, fire safety, stairs, ventilation, energy and code compliance, not just room shapes. Depending on where you live and the size of the job, those drawings may have to be prepared or stamped by a licensed architect or engineer.
